The project physically relocates and doubles the capacity of an existing, very profitable RV Storage business. The project calls for newly surfaced, compacted gravel driveway and 2.6 acre marked storage pad. There is also a rentable residence with outbuildings, and several more acres with development and/or cultivation potential. The near term stabilized value of the complex is $1.48M, using only the income from RV Storage business and the residence. The loan terms offer passive income in the form of monthly interest-only payments for 12-18 months, and a total return of initial investment (balloon) at the end of the term. This Bridge Loan will be replaced by a longer term, lower interest institutional loan once the RV Storage expasion is complete and the income stream is stabilized.
